Southbridge Homeowner’s Annual Meeting
May 2021
Tierney Park 6:30 pm
1. President Ross Maurer called the meeting to order. Board Members in attendance Ross Maurer, Michael Hammer, Dan Statz, and Jean Herzberg.
2. Residents in attendance introduced themselves and kicked off the meeting.
3. 2019 minutes were approved. Motion: Jenny Gutzmer Second: Bill VonRutenberg
The 2020 Annual Meeting was cancelled due to COVID restrictions.
4. Ross provided the following introduction and yearly review:
A. Ross has been maintaining the entrance. The SBHOA is looking for residents to take over the oversight of the entrance. Sue Patz has offered to help if others volunteer their time.
B. A new fountain pump will be purchased. Kids broke the pump late last summer which is a disappointment.
C. A majority of the budget funds are spent on insurance, mowing, and snow removal.
D. Alexandria Ct. Mews improvements. A thank you to Cefalu’s for coordinating clean-up of the Alexandria Ct. shared mews area.
5. Financial and Budget Report:
A. Michael reviewed the 2019-2021 budget.
B. Dues collection continues to be very time consuming. 193 homes.
C. Accounts Receivable has been added, presently 55 homeowners owe dues for 2021.
D. Emails and letters have been mailed to collect dues.
E. A late fee of $25 is due if homeowners do not pay by April 1 of each calendar year.
F. The pool board and HOA’s pay for the neighborhood website, mysouthbrdige.com. Rona continues to update the website.
Questions and Discussion of Financials and Budget
A. May the SBHOA post homeowner names that have not paid dues? Board vote “No.”
B. Can a lien may be placed on home if dues are not paid in a timely manner? Yes, but is time consuming.
C. May the SBHOA send a letter to all SBHOA residents thanking/listing those that have paid dues? The Board will take action at the next meeting.
D. What was Don Tierney’s seed money for the SBHOA? $5,000
E. Does the SBHOA Board have authority to authorize an assessment? Yes, but the assessment must go towards an outlined improvement.
F. Does the SBHOA ask for donations? This has not been done in the past. The SBHOA board will take action at the next meeting.
G. SBHOA residents receive updates via mail or email. May residents be charged a nominal Fee to receive correspondence through the mail? The SBHOA will discuss at the next meeting.
H. Do Title Companies contact the SBHOA to inquire if dues are paid in full? Yes
I. May the SBHOA increase dues? Yes, but signatures from residents to change the Covenants will need to be completed. Over 50% of residents will need to agree.
6. Architectural Control Committee ARC
A. The SBHOA continues to gather signatures to amend how we select ARC members. This change will be in alignment with the other HOA processes. This covenant change would allow the SBHOA to appoint members to the ARC versus our current process of needing to collect over 51% of all homeowners signatures at the Annual Meeting to elect an ARC.
There are 11 covenants within the SBHOA.
The process is almost complete. Signatures are needed from residents living on Shenandoah and Fairfax Ct. for completion.
B. ARC Covenants
Discussion of the integrity of residents to uphold covenants and restrictions.
An email blast was sent on April 24, 2021, reviewing boats, trailers, mailboxes….

7. Pool Board Email Sharing
The pool board inquired if the SBHOA would share the resident email list with the pool Committee. After discussion, it was decided to not share the SBHOA emails with the pool committee due to privacy concerns.
8. SBHOA Election:
Dan Statz, Dan Ryan, Ross Maurer, Michael Hammer and Jean Herzberg were elected to the 2021-2022 SBHOA Board.
