Minutes

1. President Ross Maurer called the meeting to order. Board Members of the SBHOA – Ross Maurer, Michael Hammer, Jean Herzberg, Dan Ryan and Dan Statz were in attendance.

2. Residents in attendance introduced themselves, new residents were welcomed.

3. 2021 minutes were approved. Motion: Dan Statz Second: Jenny Gutzmer

4. Ross provided the following introduction and yearly review.

   1. 193 homes are within the SBHOA

   2. Don Tierney donated $5000 to form the SBHOA

   3. The SHOA continues to gather signatures to amend the SBHOA Covenants. Signatures are needed from a few more homeowners, prior to setting up an ARC Board. 50% +1 of homeowners need to sign paperwork to approve an amendment change to form of an ARC.
      
      Question: Does the SBHOA Covenants expire after 25 years? Can the Covenants be re-written to approve an ARC ? No, the Covenants do not expire. To make Covenant changes would be very costly. There are 11 Covenants within the SBHOA.
      
      
      

   4. mysouthbridge.com is presently not online. The SBHOA is working with Jenny T. to build a new website. Website costs will be split with the Kilkenney/Blue Ridge Association.

   5. Michael reviewed the SBHOA Budget.

   6. Expenses have been increasing, and dues continue at $25 a year

   7. For 2022, the Board asked for donations, and to date $489 has been collected. Monies will be used for expenses. If needed for a specific improvement, the SBHOA will prepare an assessment of the need and ask for appropriate monies.

   8. Title companies contact Michael when a home sells, to confirm the homeowner has paid dues in full.

   9. To date, 34 residents owe 2022 dues.

   10. Ross continues to maintain the fountain located at the entrance. The brick pavers are sinking. A volunteer is needed to help with maintenance. T.R. Fitz volunteered to assist with maintenance.
       
       Comment: Deniece Schmidt began a SBHOA facebook page. She can post announcements if needed.
       
       Elections of Board Members was held. Ballot counting, Torger Mikkelson
       
       Michael Hammer, Jean Herzberg, Ross Maurer, Dan Ryan and Dan Statz were elected to the 2022-2023 SBHOA Board.
